What are questions to ask when buying a house?

Was it the scene of a murder, was it a drug house, was meth made there (it's poison in the walls).
How old is the furnace (they last 25 years, cost $5,000 to replace). Age of the water heater (12 years), how many layers of shingles on the roof (if 2 layers you'll need a complete tear off when reshingling) and is the electrical box up to city code on amps.
Are there drainage issues, is the foundation showing water seeping into the basement. Are the windows energy efficient? Check if any trees branches overhang the house and garage. Check along the base boards in the garage inside and edges of the basement walls for little heaps of sawdust -- that means termites or carpenter ants eating the wood.
What's the crime rate there. Do the neighbors have dogs (barking). Does the street and alley look clean or is there garbage. Can you see the electric and water bills.

There's a TON of stuff you need to lnow before buying a house. How old the house is, what sort of condition its in, what building materials were used, whether other houses of the same age made with the same materials have significant issues, what the local area is like, what amenities are nearby, what the neighbours are like, etc, etc, etc. You dont want to spend the next 30 years paying off a mortgage on a leaky house or next to a drug den
