What are the HOA fees and what do they cover?

Who manages the building?  Is there a tenant board or management company?  Are they managing $ correctly for future maintenance?

What are the HOA fees?  Have you been pre qualified for a mortgage?  Most importantly have it inspected and have the inspection contingent upon going forward with the purchase.
