what makes a real estate contract valid ?

    Various things.  It has to be legal (not break any laws - even if it does break the law, the portions that do not break the law may remain valid), it has to be signed by all parties, it can't be made under duress (ie if someone literally had a gun to your head and you signed, then this contract could be voided later), it has to be made by someone with the mental capacity to understand it (an elderly person declared incompetent by the court couldn't be held to it), all parties can't be minors; etc.

    A "meeting of the minds" in a written form accompanied by the exchange of something of value (usually money) to bind the contract.
