selling a house when will the seller know the closing is good to go?

    Once the buyers loan is approved your agent should let you know.

    The closing attorney set the appointment for the closing date and time.

    At least that is how it was done on a property I sold and another I bought within the past three years.

    When the "closing" is good to go?

    The buyers agent will tell the sellers agent.

    The sellers agent will tell the seller

    When is the house sold?

    After the buyer has signed their paperwork.

    The loan can fall apart at the last minute, if the lender does last minute verifications.

    The buyer can back out until the paperwork is signed.

    After the inspection, there will be a list of things the inspector would like remedied.  These are up for negotiation.  After these things are negotiated, and after the buyer's mortgage is approved, the closing should be good to go.  But expect some adventure at the closing.

    The seller's solicitor will let them know.

    The closing date should be shown in the contract and there should be enough time to satisfy all contingencies, including financing.
