Native English speakers, could you please help me with these issues?

Consider that you are speaking to a realtor.

Are these sentences correct:

a) "Usually people make the mistake of PLACING their property FOR SALE at a too high price, which will WITHDRAW many potential buyers."

b) "Do you agree with these terms to advertise your property?"

    Both are incorrect. See below:

    a) "Usually people make the mistake of PUTTING their property UP FOR SALE at too high OF price, which will DETRACT many potential buyers."

    b) "Do you agree with these terms to LIST your property?"

Usually people make the mistake of placing their property for sale at [a too high price]TOO HIGH A PRICE, or AT A PRICE THAT IS TOO HIGH, which will [WITHDRAW] DETER or DISCOURAGE many potential buyers."

    b) "Do you agree with these terms to advertise your property?"

This is not wrong in any specific sense, but it isn't natural. 'Do you agree to our terms for advertising your property?' is more likely

Sentence A would sound better as “placing their property for sale at a price that is too high”

    Replace “withdraw” with “deter”

    Sentence B sounds fine

    They're both wrong.

    a) "Usually people make the mistake of putting too high a price on their property, which would put off many potential buyers."

    b) "Do you accept these terms for the listing of your property?"
