  • Ceramic Floor Issue?

    My contractor has someone install the floor rand he did not demo it all out before he started. Didn't look like he leveled it either. He started at the front door & entry way instead of the back of the house first. I am not sure he even leveled it. He has so much mortar in the spaces that you can't get the grout in. My contractor told me he would not charge me if I wanted to get someone else. He also said he would buy the extra material if my guy has to take it all up and start over again. All my professionally installer all booked a month out. What in the world do I do? It will also be loss of rent for 3o days or more....should i maybe let him finish all the required work that was to be done & floor and  clean up the floor best he can & finish it and just give me a discount or what?

  • Wrong Size A/C System In Rental Unit?

    I had a new A/C unit installed and it's too much electricity for a 967 sq.sf. duplex unit. The guy put in a 21/2 ton and it should be a 2 ton. Does anyone here even know that you can't put in an over size system because it will always feel damp in the unit. The tenants bill will be more. Plus the breakers had to be changed because it blew them internally. Would you make the installed change it whole unit to the right size before you paid him or what do you do? The electrician said it will not last the life span either.

  • Agent Refusing to Attach Addendum n to lease?

    I have a Special Addendum that I attach to my Lease's rather then put it in Special Provisions in the Lease. It is too long. The Agent I have hired is refusing to to do this and is showing it to each and every client before the Lease is signed. Shouldn't they abide by my instructions since I am the one paying them? It is to be attached to the lease & is part of the Lease. She told me they even show then the lease before hand.

    Went to do an inspection & brought a Month to Month Lease for her to sign because she gave me 3 different stories about another dog.....Anyhow, she tried to grab it from me to sign. I told her not until I did the inspection. I laid it on the kitchen counter & did the inspection. She then grabbed it & signed it. I told her that was a month to month she signed until she decided about the dog then we could sing a long term Lease. She stated shaking & said no it's a problem and tried to hand it back and said she was going file a compliant against me.I told her.."that's fine". She started calling CHARLIE....the husband that was suppose to have left a year ago & he was in the closet. She told me a year ago to take him off the lease. I never did. What do you think is going on here???  I walked out and then I get this E-Mail and she sends me a  copy of the month to month that was signed and a copy of the original lease & said she just wanted to clarify it was all good & that she was in compliance with it all.I did not respond to her E-Mail. I don't trust her.....She is suppose to be a Councillor at her job. There is something wrong with her. Why was he hiding in the closet during the inspection? There are nuts....

  • Good Tenant Wants Another Dog?

    Tenant has been with me for over 2 years now and signed another 2 year lease. She has a 55 pound hound 11 years old and no problem what so ever. She now wants another dog- a puppy to train since her dog is getting old. She is willing to put up another $400 non-refundable pet deposit and an addition $25 per pet rent. Would you let her have two large dogs. I don't really have a problem.Just want a feed back on this...

    The tenant has left the first week of May, but has paid the rent..They came back the first part of the second week to clean and all the utilities are on. They haven't been back since. Is is safe to say they have abandoned the property and have the locksmith come to re-key on the 28th of May? Everything is gone and nothing has been left. I want to get the carpets cleaned & pest control treatment done.

  • Nissan Dealership Rude?

    I bought a new Frontier Truck the year before last & paid cash. It has 12,000 miles on it now and I took it in for an oil change.

    The tire had a nail in it& when the service guy took the tire off he stripped the bead. I had to take it back because it was not driving right...i took it to Discount Tire's & they are the guys who took me the bead was tripped. I took it to Nissan & told them they owed me a tire. They make it good &said they fired the guy who serviced it.

    Then someone stopped me on the road & said my tire was going back & forth. Seems Nissan put the new tire on a bent & it had a bubble rim. Not sure if the tire was defected or what, but the General Manager said he was not going to make it good & if he did he did not want to honor the Warranty or service the truck again and for me not to come back there again. I said ok and left. He sid I am the one who bent the rim and messed the tire those 3 weeks we were in lock down for COVID-19. I only went to H.E. B and Church until they shut the church down. I have never been treated this way in my life. I am 80 years old....what in the world do you do? Tire a had a bubble. I didn't mess the tire up. H.E. B. & Church is just a few blocks away.

  • Tenant Gave Notice To Vacate?

    Tenant gave a certificated letter for Notice To Vacate on the 19th and has not done so. then the boyfriend came by and paid the remainder of the rent.

    I am locked out and can not get in for an inspection and the dead bolts are on inside on both doors. The cars are gone so the tenant must be locking them with her phone. Yes, I gave a 24 hour notice for inspection. I am in Texas.

  • Tenant Borderline Qualifies?

    Tenant can not do a double Security Deposit and they have 29 late payments in in 4 years. They always paid on the 3rd and paid late fee's. They said they forgot to pay. Plus the have a lease violation of an authorized person that was not on the lease unit much later. They make $32 over the qualified rent.

  • Covid-19 Eviction in Texas?

    Can you still post a 24 Hour Eviction Notice on the door for Non payment of rent? I know of course you have to wait until you can go the the Court House to officially file.It's ok to go post the 24 hour notice now though isn't it?

    I posted one & then she made a two week payment. Then I went and posted another one for non-payment of rent. She sent a certified letter saying i violate the City Ordnance order. She said the order prohibits landlord from issuing a notice to vacate.

  • New Lease Renewal Signed?

    Management Co. got the two tenants to sign a 12 Lease Renewal. I signed and they signed. A larger rent amount was out in and I told the Management Co. that was the wrong amount & to let them have it at the same rent rate.. She crossed it out & put it. She initialed the wrong amount and the one tenant initialed the lower amount.

  • Management Co. & Lease Renewal?

    Management Co messed up. She put in a higher amount of rent & it was crossed out & a lower amount was put in.

    Management Co. initialed the higher amount of rent that she crossed out (I did not initialed it & neither did the tenants) Management Co. then put in the lower amount of rent & Management did not initial that one & I didn't either, but the tenant did initial the lower amount rent one. I signed the Lease Contract and so did the tenant for a 12 month term. Is this a binding lease or not?

  • Tenant Made Partial Rent?

    What do you do if a tenant made only a partial rent payment & I had to post an Eviction Notice to even get that. I tried to call her first with no response.When I went over she would not answer the door until I posted the Eviction Notice on the door then she came running out with half the payment so i took it of the door. She now needs her A/C fix it with partial income & I know she will not pay me in full?

  • Tenant Reused to Let Me have Roof Inspected.?

    Upon Inspection a month ago I noticed an area in the living room ceiling there is a spot on the ceiling. I notified the tenant that I need to have a roofer look at it & that he would have to see the spot inside to determine the area of the roof that needs to be look at. The tenant said they both were layed off from their job & they don't want any one there because of this virus thing. Plus their Lease expires in June and they want to go on a month to month.

    How do you handle this?

    Had a 3 Car Accident?

    May 16 I had e strokes & seizures and caused a 3 car accident that sent one to the hospital and one on Workmans Com. I am almost 80 and some say I can file for a medical disability. Is that true. I have no after effects but am very limited as to what I can do anymore & take me while to get things done. I get tired real easy and I can no longer do social events with friends or anything that is too physical around the house.

  • Fence Installer Want Check?

    I tried to get the fence installers address to send the check and they won't give it to me. I had 3 strokes & seizures in May & my ability is limited.If I do too much I get sick. They said they will meet me and get the check. They are in their 30's. I have the check made out but will help me if I don't have to go to the rental property to give it to them. I am still in recovery. They do not care. They want the check in person. This has been going on for a week and a half.

  • Almost 80 Now?

    Had strokes & seizures in May while driving and hit 3 vehicles. No disabilities Takes forever to do house work and go shopping once a week for groceries and care for my 3 cats I have no family or friends that can help me. I have to take care of it myself. I can hardly cook so I get ready made stuff. What do you do when old age sets in like this? If I do too much it makes me sick & I pay for it?
