HELP! Is the Avalon Waterfront Hotel in Fort Lauderdale a dump on Beach Blvd. or a dream location ?

I've booked on the internet but I'm really nervous of what I will find on arrival. I figure only locals will know for sure. I'm not expecting a 4 star place but is it "normal" or dangerous ground?

Before you book anywhere use tripadvisor, these are comments from guests who have stayed, definitely recommended
